OCEANPORT: A plan to revitalize the Fort Monmouth Fitness Center will be coming before the borough planning board this week.
FM Partners, LLC will be presenting their plan improve the 32,250-square-foot facility built in 1952 during the May 23 Oceanport Planning Board meeting at 7:30 p.m. at Maple Place School
The property is located along Todd Avenue (in between Alexander Avenue and Saltzman Avenue) and can be seen while traveling between the Eatontown and Oceanport gates to the former fort.
FM Partners is looking to rehabilitate the existing building for use as a fitness center and to make other site improvements, including a new outdoor athletic field, parking lot, lighting, signage and other improvements. The existing water tower on the property will remain and is not proposed to be modified.
Their proposal calls for the renovation of expansion of the main building for medically-based fitness programming, aquatic programming and individualized and and group training and classes. The group also plans to create a pro shop, health cafe and off-street parking.
They are seeking site plan approval and a variance to build 95 parking spaces on the site where 146 are required. The applicant states that there are 56 additional spaces available off-site that its customers will be able to use.
The developer is paying the Fort Monmouth Economic Revitalization Authority (FMERA) $3.45 million for the property and has secured $5.5 million in secured equity commitments that will also be used to renovate the facility. They entered into a purchase and sale agreement with FMERA for the property in 2015.
